Passing the Baton: Ensuring Seamless Transition for 1FA's Decarbonisation Journey at Broadgate

As I transition to my new role at 1 Broadgate, I've been focused on delivering a comprehensive handover that extends beyond the typical business-as-usual transfer of building operations. In addition to the standard operational handover, I had to ensure the incoming TSM receives a complete briefing on the 1FA Decarbonisation Project - its current status, remaining milestones, and the operational nuances of these critical new systems.
This project has reached a pivotal moment, exemplified by last weekend's successful completion of one of Broadgate's largest non-development crane lifts for asset replacement. While bittersweet to depart before project completion, this milestone reinforces my confidence in the team's ability to deliver all objectives, and I take pride in my contribution to its progress.

The project's success stems from exceptional collaboration between British Land's Sustainability, Asset Management and Operations teams, our specialist contractors, and site teams. These relationships remain vital as we transition from implementation to operations. With installations heading for completion, focus now shifts to commissioning - including performance testing, soft landings programming, and establishing operational benchmarks to validate system performance.
Several technical aspects require particular attention during this transition. The incoming TSM must ensure seamless integration of new plant with existing systems, balanced BMS optimisation for both efficiency and reliability, and precise coordination of replacement system commissioning. We've developed coordination plans and performance verification methods to support this process.
Our operational performance plans establish documented baselines for all critical systems, and a review process to track trends and resolve variances. This system will improve operations while maintaining tenant comfort and achieving sustainability targets. The handover process preserves knowledge gained during implementation, ensuring the TSM inherits not just equipment but a complete operational framework.
The recent crane lift achievement demonstrates our team's capability to execute complex engineering feats while maintaining building operations. Such accomplishments give me full confidence that the decarbonisation project will deliver their intended benefits. While I won't see the final results first hand, I leave knowing the project is in excellent hands.

As I move to my new position, I'll carry forward lessons learned about balancing innovation with operational pragmatism. To the incoming TSM, I have emphasised maintaining open communication channels, leveraging the project team's expertise during transition, and focusing on measurable outcomes. The true test comes when systems must perform day after day - and all indicators suggest they will!
